2012- 2021 Design Fee Schedule

Architects value the creative layout of plans and elevations as essential to the design of any structure.  Corbusier said that 'the plan is the generator'.  Adison Mizner claimed that 'the whole of architecture is in the proportions'.  We apply years of experience and aesthetic sensibility to produce the imaginative and practical layout of your Dream Home.  We believe this initial design phase and critical service provides the vision and world class standard on which the house may be further developed until construction documents are produced.  In order to simplify the calculation for services rendered, we base our fees on the total area to be designed for Schematics or through Permit Set drawings, then as a percentage of construction cost for complete Traditional Services (see chart below).  More ordering information here.

To calculate the initial fee for Design Services for the Schematic Floorplan and Preliminary Elevation,  estimate the total air conditioned/ heated space to be built and add 30% for garages, storage, balconies, thickness of interior and exterior bearing walls, covered decks and porches to arrive at total square footage (area) under roof.  Compare with the chart below.  You may elect to begin only with the Schematic Floor plan, and then order a Preliminary Elevation when you are completely satisfied with the floor planning.  Costs of Schematic packages will apply to a Permit Set order.  Permit Set orders will be credited to Ultra Services.  And you may order a Schematic Floor plan only or Preliminary Elevations for an existing set of plans, or to match a custom plan from scratch.

SEPARATELY ORDERED SCHEMATICS PRICED AS FOLLOWS --      

FOR REMAINING REAR AND SIDE ELEVATIONS (3 NEW DRAWINGS), DESIGN W/ ROOF PLAN at Schematic level, (similar to above graphic): Add 65% to cost of Preliminary Elevation.

* All area calculations are 'under roof': including air conditioned/ heated and all porches, balconies, garages, gazebos, storage areas, etc. but not open patios and attic.

Call for fees for larger estates than quoted above.

CHANGE REQUESTS:

Changes requested to initial SCHEMATIC FLOOR PLAN or PRELIMINARY ELEVATION design– add 25% of fee each subsequent change request.

OPTIONS and ADDITIONAL FEES and SERVICES

• To prepare plans FOR DEED RESTRICTED COMMUNITIES with Design Review Boards: Add 10-30 % to total fees.  Please call to discuss details.
• FOR SLOPING LOTS or IRREGULAR LOTS: Add 7-10 % to total fees

FOR CRITIQUE OF EXISTING PLANS: Architect to redline blueprint floor plan and elevation provided by Owner @ $.90/ SF under roof, for freehand overlay.

COLOR OVERLAY FOR ELEVATION SCHEMATIC: Marker and Colored Pencil – 15% add to cost of Preliminary Elevation (done in pencil).

ACRYLIC OR OIL PAINTING OF YOUR RESIDENCE: $4,500+ (WATER COLOR AND MARKER AVAILABLE)

CAD  RENDERINGS: Single views, FLY-BYS OR WALK-THROUGHS:  STARTING AT $1,800 from hand drawn schematics or AutoCad files (after Design Development stage), 3 views.

FOR COMPLETE ARCHITECTURAL SERVICES INCLUDING SPECIFICATIONS ('Ultra Custom'):  Should you require Comprehensive or Designated Services after completing Schematic Floor plan and Preliminary Elevations, payments for services rendered at that point will be credited .  Please call architect John Henry at 407/ 421-6647 (e-mail, johnhenryarchitect@gmail.com ) to discuss further and to receive a full contract proposal with all options.

PAYMENT TERMS:
